One of the most common calls we get starts with a water stain on the ceiling. The first question is always the same: do I need a whole new roof? Sometimes the answer is no — and sometimes a repair would just be throwing good money after bad.
A repair usually makes sense when the damage is limited. A few shingles blown off in a storm, a cracked boot around a plumbing vent, or flashing that has pulled away from a chimney or wall can all be fixed without replacing the roof. If the rest of the shingles are flat, intact, and still have their granules, a targeted repair can buy many more years.
Replacement makes more sense when the problems are everywhere instead of in one spot. Shingles that are curling, cracking, or missing across the whole roof, bald patches where the granules have washed off, soft or sagging areas in the deck, and leaks in more than one place are all signs the roof has reached the end of its life.
Age matters too. Asphalt shingle roofs typically last roughly 15 to 30 years, depending on the type of shingle, the quality of the install, and how well the attic is ventilated. Southern heat and humidity are hard on shingles, so a roof that is getting close to that range and needs repeated repairs is usually cheaper to replace than to keep patching.
Do not forget the gutters. Clogged or sagging gutters can back water up under the edge of the roof and rot the fascia and decking, which looks like a roof problem but starts at the gutter. It is worth checking both at the same time.
